Job Summary
Direct all daily maintenance operations, including preventive maintenance, repairs, inspections, and emergency response for the community. Oversee apartment turns, building systems such as HVAC and plumbing, and coordinate life safety inspections for fire alarms and generators. Lead the maintenance team through hiring, scheduling, and performance management while participating in an on-call rotation. Manage vendor relationships, maintain inventory levels, and assist in developing the operating budget to ensure compliance with OSHA and life safety regulations. Maintain accurate records for all work orders and regulatory documentation.
Required Qualifications
- High school diploma or GED
- Three or more years of maintenance leadership experience in senior living, multifamily, hospitality, healthcare, or commercial property management
- Strong working knowledge of HVAC, plumbing, electrical, mechanical, carpentry, and general building maintenance
- Experience leading maintenance teams and managing outside vendors
- Excellent organizational, problem-solving, and communication skills
Desired Qualifications
- Associate degree or vocational training in HVAC, electrical, mechanical systems, refrigeration, plumbing, engineering technology, or a related trade
- EPA/HVAC Certification
- Certified Pool Operator (CPO) certification
- Additional trade certifications
- Experience with life safety systems and regulatory compliance within senior living or healthcare environments
