Director of Maintenance

Job Summary
Directs and coordinates maintenance operations, including development of preventative maintenance schedules, daily inspections of common areas, prioritization of work orders, and delegation of tasks. Oversees personnel actions (hiring, training, evaluation, discipline) and provides in-service education to maintain high-quality department performance. Establishes inspection programs for total property systems, maintains up-to-date repair records and work lists, and ensures timely completion of prioritized tasks. Leads safety initiatives, ensures OSHA compliance, manages departmental budget, and maintains records/files. Supervises and trains maintenance staff, coordinates inventory and vendor relations, oversees grounds and building upkeep, and responds to maintenance emergencies as needed.
Required Qualifications
- Experience supervising and developing maintenance staff
- Expertise in preventative maintenance scheduling (weekly, monthly, quarterly, semi-annual, annual)
- Ability to review maintenance logs, prioritize work orders, and manage work schedules
- Strong interviewing, hiring, training, and personnel evaluation skills
- Experience conducting in-service education for maintenance personnel
- Knowledge of inspecting and maintaining building systems (roof, façade, parking, grounds, signage)
- Ability to initiate and maintain repair records for equipment and inventory
- Experience implementing training programs and ensuring compliance with safety standards
- Understanding of OSHA standards and safe work practices
- Budget management and administrative documentation for a maintenance department
- Vendors and contractor management including bidding and procurement
- Facility and grounds maintenance including sprinkler systems, lighting, landscaping, and general repairs
- Emergency response and incident reporting procedures
- Familiarity with security and transportation system operations within facilities
- Strong communication and leadership capabilities
