Job Summary
Director of Maintenance responsible for leading maintenance, repair, construction, and capital improvement activities across a portfolio of multifamily properties. Oversees daily maintenance operations, conducts property inspections, tracks performance metrics, and maintains accurate logs. Provides technical leadership in HVAC, plumbing, electrical, life safety, and mechanical systems; develops preventive maintenance programs; reviews blueprints and construction documents; supports operation of boilers, chillers, cooling towers, generators, geothermal, cogeneration, and microgrid systems. Manages Building Management Systems upgrades, energy analytics, and vendor support; oversees capital projects, budgeting, procurement, and contract administration; ensures OSHA compliance and safety standards. Leads both union and non-union maintenance staff; trains and mentors teams; collaborates with Property Management on operational improvements. Requires 10+ years in maintenance/PM roles and 5+ years managing maintenance staff; strong leadership, communication, and project-management skills; proficient in MS Word/Excel and experience with Yardi, SiteCompli, and HappyCo.
Required Qualifications
- Bachelor’s degree preferred or Trade School Certificate or a combination of work experience, education and professional designations
- Certificate of Fitness Certifications (Boiler, Standpipe & Sprinklers)
- 10+ years of experience as a Maintenance Manager, Superintendent or Project Manager
- 5+ years’ experience managing union/non-union maintenance employees
- Strong technical knowledge of building systems, mechanical systems, and construction practices
- Experience with Yardi, SiteCompli, and HappyCo
