Job Summary
Director of Maintenance is responsible for leading maintenance, repair, construction, and capital improvement activities across a portfolio of residential properties in the NY tri-state area. The role oversees HVAC, plumbing, electrical, life safety, and mechanical systems; manages Building Management Systems (BMS) and preventive maintenance programs; reviews blueprints and construction documents; supports boiler, chiller, cooling towers, generators, geothermal, cogeneration, and microgrid systems; oversees capital projects, budgets, vendor/contractor management, and safety/compliance programs; supervises both union and non-union maintenance staff; provides 24/7 emergency response coordination; and partners with Property Management on operational improvements and strategic initiatives.
Required Qualifications
- Bachelor’s degree preferred or Trade School Certificate or a combination of work experience, education and professional designations
- Certificate of Fitness Certifications (Boiler, Standpipe & Sprinklers)
- 10+ years of experience as a Maintenance Manager, Superintendent or Project Manager
- 5+ years’ experience managing union/non-union maintenance employees
