Job Summary
Director of Leasing leads standardization and continuous improvement of leasing practices across Aeon's affordable housing portfolio, establishing program-wide leasing frameworks for LIHTC, Project-Based Section 8, HOME, 202 PRAC, Long-Term Homeless Housing, Coordinated Entry, Senior Housing, NOAH, and other income-restricted programs. Responsibilities include hands-on leasing support at properties with occupancy challenges, developing training programs, building centralized leasing systems, and collaborating with property management, compliance, and marketing teams to strengthen occupancy and resident experience. The role also involves developing and updating leasing playbooks, training materials, and reference resources; overseeing leasing workflows within FortressOS and CRM tools; and helping shape a centralized lead-management strategy while leading or developing roving leasing specialists. Requires strong multifamily leasing expertise, track record of improving occupancy, and the ability to balance process development with field execution. Compensation range $100,000–$120,000 per year; hybrid work arrangement with in-office and on-site property engagements in the Twin Cities metro area; regular travel as needed to support properties and events.
Required Qualifications
- Five or more years of multifamily leasing experience with a demonstrated ability to improve occupancy and customer experience
- Knowledge of affordable housing programs (LIHTC, Project-Based Section 8, HOME, 202 PRAC, Long-Term Homeless Housing, Coordinated Entry, Senior Housing, NOAH, and other income-restricted housing programs) or demonstrated ability to develop this expertise
- Experience creating leasing procedures, training programs, operational standards, or process documentation
- Proficiency with property management software; FortressOS experience preferred; CRM experience a plus
- Ability to operate effectively at both strategic and tactical levels; translate broad objectives into practical results
- Strong coaching, facilitation, and relationship-building skills across multiple locations
- Excellent written and verbal communication skills; ability to simplify complex program requirements
- Highly organized and self-directed with ability to manage multiple priorities across a diverse portfolio
- Strong problem-solving skills, sound judgment, and commitment to customer service and Aeon's mission
- Ability to engage in culturally responsive communication and work effectively with diverse backgrounds
- Valid driver’s license, vehicle insurance, and regular access to a reliable vehicle
