Director of Facilities

Job Summary
Develop and oversee long-term capital improvement strategies, including three- and five-year replacement plans, while conducting property condition assessments to identify deferred maintenance and asset risks. Lead capital projects from planning through completion, managing scopes, schedules, budgets, and contractor selection to ensure quality workmanship and cost control. Establish company-wide maintenance standards, preventative programs, and energy management protocols to optimize utility usage and reduce operating costs. Partner with Operations and Accounting to prioritize capital expenditures, support acquisitions and dispositions, and drive property performance and resident satisfaction. Promote a culture of safety and regulatory compliance by overseeing facility inspections, emergency preparedness, and risk mitigation for major building system failures.
Required Qualifications
- Bachelor's degree in Facilities Management, Construction Management, Engineering, Building Sciences, or a related field preferred; equivalent experience will be considered
- Minimum of 10 years of progressive experience in facilities management, construction, capital planning, or multifamily maintenance
- At least five years of leadership experience overseeing multiple properties or a regional portfolio
- Demonstrated success managing large-scale capital improvement projects and maintenance operations
- Experience evaluating contractor bids, negotiating contracts, managing vendor performance, developing capital budgets, and controlling project expenditures
- Proficiency with Microsoft Office Suite and property management/maintenance software
- Valid driver's license
- Acceptable driving record
- Ability to respond to emergencies outside normal business hours
- Ability to inspect mechanical rooms, roofs, maintenance areas, occupied buildings, and building systems
- Ability to climb stairs and ladders
- Ability to access confined spaces
Desired Qualifications
- Experience with affordable housing, market-rate multifamily, and senior living communities preferred
- Strong knowledge of building systems, including HVAC, electrical, plumbing, structural components, roofing, elevators, fire protection, life safety systems, and energy management practices
