Director of Development - Mid-Rise Condo

Job Summary
Manage each stage of the development process for boutique condo projects, owning project scope, budget, and schedule while integrating internal teams. Serve as the main point of contact with stakeholders, creating master schedules and tracking forecasts. Prepare and monitor budgets, apply municipal approvals, and coordinate permits and utility services. Review designs for cost optimization and compliance with zoning, building codes, and design guidelines. Manage design scope changes, review progress claims, and prepare status reports for owners. Proactively mitigate risks and define project plans across planning, sales, marketing, and construction departments.
Required Qualifications
- Engineering or Architecture degree or Technical diploma related to buildings design/construction
- Minimum 10 years project management experience in development of residential projects, including wood frame structures
- Proven interpersonal and communication skills (verbal and written)
- Strategic thinking and the ability to be influential with internal and external stakeholders to achieve desired outcomes
- Knowledge of local building codes, bylaws and standards
- Knowledge of mid-rise and high-rise residential construction market
