Job Summary
Director, Network Development responsible for expanding and optimizing ShipBob’s fulfillment network through strategic real estate and fulfillment partnerships; develops cost/profit models from engineering designs and process inputs; negotiates long-term strategic agreements; focuses initially on the US with potential for international expansion; collaborates with cross-functional teams to ensure operator profitability and sustainable partner economics; requires experience with large-scale industrial/warehouse properties and creative deal structures.
Required Qualifications
- 7+ years of experience in commercial real estate (industrial, warehouse, or logistics)
- Track record leading transactions involving sites of 100,000 to 1M+ sq ft
- Fluency with market data platforms (CoStar, LoopNet) and ability to source regional pricing data
- Experience negotiating industrial lease agreements and CapEx commitments
- Ability to structure creative economic terms (e.g., revenue-sharing, performance-based incentives, flexible lease structures)
- Strong financial judgment with cost buildouts, payback, NPV, ROIC analyses
- Experience with operator profitability drivers in logistics/fulfillment
- Comfort operating across domestic US and international real estate contexts
- Excellent written and verbal communication skills
- Ability to influence cross-functional teams (Legal, Finance, Operations)
- Track record of owning and driving results on large strategic transactions
