Job Summary
Director Land Acquisition (Pensacola) at PulteGroup leads strategic planning and execution of land acquisition initiatives across geographies, overseeing the full lifecycle of land deals (sourcing, due diligence, entitlement, contract negotiations, and easement acquisition) while managing risk and maximizing ROI. Builds high-level relationships with landowners, developers, brokers, municipalities, and strategic partners to secure off-market and long-range opportunities. Collaborates with Legal, Development, Finance, and Operations to ensure seamless execution from acquisition through project launch. Manages and mentors a team of acquisition professionals, monitors market trends and regulatory shifts to identify growth corridors, and establishes acquisition budgets, forecasts, and performance metrics. Reviews and approves complex purchase agreements, joint venture structures, and entitlement strategies, represents the company in high-level negotiations and public forums, and supports effective engagement with community stakeholders and government entities. This role emphasizes leadership, accountability, and continuous improvement within a growth-focused organization, with a clear focus on achieving strategic objectives in land acquisition while ensuring financial discipline and transparency.
Required Qualifications
- University degree or equivalent experience
- Minimum 6-8 years prior relevant land acquisition experience
- Valid Driver’s License
- Excellent negotiation and contract skills
- Knowledge of market trends, pricing and growth and supply
- Knowledge of political environment and the ability to form political connections
- Understanding of finance and law
- Leadership & Talent Management experience (manages a large team)
