Job Summary

Diligence Coordinator (Contractor) supports land and title due diligence for IFM forest carbon project opportunities, coordinating with team members to ensure each transaction is accurately vetted and risk-assessed. Responsibilities include obtaining and reviewing title reports, deeds, easements, mortgages, liens, and other encumbrances; analyzing ownership structures and parcel configurations; identifying risks related to eligibility, ownership clarity, or contracting feasibility; utilizing GIS to verify parcels and legal descriptions; summarizing diligence findings in internal reports; flagging title defects; coordinating with sales, legal, forestry, and operations to resolve risks; maintaining audit-ready diligence files; coordinating easement and memorandum recording; supporting contracting readiness and handoffs; building standardized diligence checklists, templates, and workflows; and driving process improvements to improve speed and quality of diligence across transactions.

Required Qualifications

  • 3–6+ years of experience in real estate, title, or land acquisition/transaction
  • Experience reviewing title reports, deeds, easements, and encumbrances
  • Understanding of legal descriptions
  • Familiarity with document recording processes
  • Strong attention to detail and ability to manage complex documentation
  • Ability to manage multiple transactions simultaneously
  • Proficiency in Microsoft Office
