Job Summary
Lead entitlement and due diligence for development projects, including test fits, title/survey review, environmental reports, geotechnical studies, and identification of development constraints. Oversee the entitlement process from start to finish (zoning changes, platting, permits, approvals) and maintain detailed schedules and budgets for pre-development and entitlement phases. Manage and coordinate a team of external consultants (civil engineers, architects, land use attorneys, environmental specialists) to ensure timely, high-quality applications and reports. Review civil engineering plans, drainage reports, traffic studies, and other technical deliverables for regulatory compliance and project objectives. Represent NorthPoint in public hearings before planning commissions, city councils, and other governmental bodies. Bid, negotiate, and administer contracts and change orders with engineers, consultants, and contractors. Lead cross-functional collaboration with leasing, finance, property management, accounting, and shared-service teams. Develop and maintain development schedules, milestones, and budgets; provide clear reporting to stakeholders. Provide timely feedback to leasing for RFP responses and tenant pursuits. Maintain knowledge of assigned markets and broker relationships. Travel as required. Qualifications include a Bachelor’s degree in Civil Engineering, Construction Management, or Real Estate; 5+ years of experience; PE license is an asset; strong project management and communication skills.
Required Qualifications
- Bachelor's degree or equivalent experience in Civil Engineering, Construction Management, or Real Estate
- 5+ years of experience in relevant position
- A Professional Engineering (PE) license is an asset, but not required
