Delivery Director - Residential (Saudi nationals only)

Job Summary
Lead end-to-end delivery of large-scale residential developments across multiple contracts, coordinating design, engineering, construction, and procurement to ensure projects are completed on time, within budget, and to high standards. Provide clear direction to delivery partners, supervision consultants, contractors, and suppliers; develop delivery strategies, schedules, and budgets; manage contracting and procurement activities including tendering and contract awards; monitor performance, manage risks and claims, and ensure safety, quality, and regulatory compliance. Report to senior management, promote innovation, sustainability, and best practices, and oversee cost control, cash flow, and commercial performance through close-out and handover to operations.
Required Qualifications
- Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or a related discipline
- Minimum 12 years of experience in residential project delivery
- Strong leadership skills with proven ability to lead cross-functional teams
- Proficiency with project management software and tools
- Excellent organizational, communication, and stakeholder management skills
- Experience delivering residential projects in Saudi Arabia or the Middle East (desirable)
