Job Summary
Lead lease negotiations, renewals, and amendments with airport authorities, landlords, and industrial property owners across the U.S. portfolio. Manage critical lease terms including rent, operating expenses, capital expenditures, and tenant improvement allowances while maintaining visibility to renewal windows and financial obligations. Serve as the internal subject matter expert for airport authority-governed facilities, navigating approval processes and infrastructure obligations to support operational continuity. Partner with Operations, Finance, Legal, and Facilities to evaluate landlord contributions, facility buildouts, and long-term occupancy strategies. Develop real estate playbooks, lease trackers, and executive reporting tools to support annual planning and facility transitions. Act as a thought partner to senior leadership in shaping the corporate real estate footprint strategy.
Required Qualifications
- Bachelor's degree
- 7-10 years of commercial real estate lease negotiation and transaction experience
- Specific exposure to multiple locations (commercial/industrial space)
- Strong understanding of lease economics, operating expenses, maintenance obligations, renewal rights, use restrictions, access rights, and landlord/tenant responsibilities
- Proven experience negotiating industrial lease agreements involving capital expenditures, tenant improvement allowances, landlord contributions, facility buildouts, or infrastructure investment
- Strong analytical, commercial, financial, project management, communication, and stakeholder engagement skills
- Well developed Real Estate related negotiation, analytical and quantitative skills
- Experience with airport facility leases or leases involving properties owned, controlled, governed, or approved by an airport authority
Desired Qualifications
- Business/Real Estate preferred
- Real Estate Salesman or Broker licensure
- Real Property Administration (RPA) and/or Certified Property Manager (CPM) certifications
- Demonstrated ability to work with airport authorities, public-sector property owners, landlords, legal counsel, finance teams, operations leaders, and external advisors
