Job Summary
Independent Consultant – Environmental Due Diligence responsibilities include performing Environmental Site Assessments (ESAs) per ASTM E1527-21 for existing commercial properties across various sectors, conducting regulatory research, coordinating site visits, performing regulatory inquiries, interviewing officials, compiling findings, and delivering clear, concise reports using AEI templates. Independent Consultants manage multiple projects with autonomy over schedules, coordinating with AEI staff for report reviews prior to client delivery, and maintaining proactive solutions to ensure on-time service across diverse property types.
Required Qualifications
- EP qualification per AAI Rule
- Experience in transactional due diligence for commercial properties
- Knowledge of property types including gas stations, dry cleaners, industrial/manufacturing sites, automotive repair/body shops
- Advanced technical writing skills
- Proficiency with Quire preferred
- Excellent written and spoken English
- Self-starter with ability to manage multiple projects under strict deadlines
- Team collaboration with AEI staff for report review prior to client delivery
- Ability to coordinate changes in project scope without disrupting workflow
- AB5 compliance frameworks awareness
- Hazardous materials-related certifications preferred (asbestos inspector, radon, lead-based paint)
- Education: BS in environmental science, engineering, or geology-related science (preferred)
