Job Summary
Manage daily field operations from site setup through final turnover, establishing logistics, sequencing, and subcontractor work zones. Maintain a three-week look-ahead schedule, complete accurate daily Procore reports, and coordinate material deliveries to support efficient production. Direct all subcontractors and self-perform crews, conducting weekly coordination meetings and enforcing scope, schedule, quality, and safety obligations. Drive production to meet the project schedule by identifying float erosion early and executing recovery plans without waiting for direction. Enforce RCCS quality standards by inspecting work in place, issuing punch lists, and tracking open items to completion before sign-off. Own jobsite safety by enforcing standards, conducting toolbox talks, and documenting all hazards and incidents immediately. Maintain current construction documents, identify field conflicts via RFIs, and deliver accurate as-built records. Escalate schedule risks or unforeseen conditions to the Project Manager same day and authorize no changes without written direction. Lead closeout operations including punch list execution, final inspections, and warranty walk-throughs.
Required Qualifications
- Minimum 5 years of experience as a Superintendent on commercial construction projects
- Multifamily, townhome, built-to-rent, or podium construction experience
- Demonstrated ability to manage multiple subcontractors simultaneously on projects of $5M or greater in total construction value
- Proficiency in Procore for daily reporting, punch lists, RFI management, photo documentation, and inspection tracking
- Ability to read and build from full construction documents including architectural, structural, civil, MEP, and specification sections
- Working knowledge of MS Project look-ahead scheduling
- OSHA 30 certification
- First Aid/CPR certification
- Strong written and verbal communication skills
- Valid driver's license
- Reliable transportation
- Willingness to travel between project sites within the RCCS operating region
- Ability to stand, walk, climb, and traverse active construction sites including uneven terrain, scaffolding, ladders, and multi-story structures for extended periods throughout the workday
- Ability to lift and carry up to 50 pounds
- Manual dexterity to operate field tools, mobile devices, and standard office equipment
- Vision and hearing acuity sufficient to operate safely and effectively in an active construction environment
- Reliable commute or willingness to relocate before start date
