CONSTRUCTION PROJECT MANAGER--SENIOR

Job Summary
Lead trades force and subcontractors to assure compliance with budget, schedule, quality, and execution per OSHA regulations and building codes. Continuously monitor on-site job progress, forecast and meet interim milestones, and assume full responsibility for final close-out and completion. Direct projects from development through closeout, managing vendor procurement, design, and construction while formulating estimates using JOC line items. Facilitate NYC DOB inspections, review requisitions with the project management team, and manage the RFP/bid evaluation process. Proactively resolve budget and timeline issues, manage vendor invoices, and propose strategies to improve internal efficiency. Maintain accurate department files and assist senior management in new project planning.
Required Qualifications
- minimum of 15 years of experience in managing interior and exterior general construction renovation projects within government and institutional facilities
- federal experience, both field and estimating experience
- managed 50 to 200 million dollars projects
- ability to manage multiple projects simultaneously
- oversight of dedicated estimators, superintendents, and the company's trades force as well as subcontractors
- ability to properly represent the company with its clients
- Lead trades force and/or subcontractors work assuring compliance with budget,schedule, quality and execution in accordance with OSHA regulations and building codes
- Continuously monitor job progress on-site, checking all work to ensure compliance with job order
- Forecast, resolve and meet all interim milestones
- Assume full responsibility for final close-out and completion
- Ensure subcontractor is complying full with his scope of work and the quality of that work
- Assure supervisors, trades force and subcontractor compliance with our safetyprogram
- Review of requisitions with project management team
- Understanding of Chapter 33 of the NYC Site Safety code
- Facilitate and conduct NYC DOB inspections
- Attend to meetings as required
- Must be able to formulate estimates using the JOC line items/units price book
- Assist senior management during the planning and implementation of new projects
- Direct projects at varying stages of development, including budget and scope development, vendor procurement, program management and oversight, design and/or construction management to project closeouts
- "Take ownership" of multiple construction projects concurrently, ensuring that they remain on schedule and within budget
- Proactively manage issues around budget and timeline – preventing issues where possible and developing strategies and making recommendations for solutions as needed
- Prepare Request for Proposals and/or Request for Bids, manage the evaluation process, prepare necessary contract documents, maintain project files and schedules
- Manage vendor invoice review to ensure accurate and timely payments; document invoices, and any contract amendments or change orders in appropriate trackers
- Propose and implement strategies to improve efficiency of internal procedures
- Maintain accurate and complete department files, both electronically and hard copy
- Must have an Bachelo'rs Engineering degree
- 15 years minimum with government (federal experience)
- Must have experience working with GSA agency
- Must be proficient with Microsoft projects
- Must be familiar with AutoCAD
- Must be familiar with Primavera
- Must have OSHA certification and SST Cards
- Strong communication skills, both written and verbal
- Strong organizational skills
- Strong computers skills
- Proven ability to work with all levels within the organization
