Construction Project Manager

Job Summary
Manage the entire construction process for new stores, remodels, expansions, and relocations, including site assessment, budgeting, planning, execution, and closeout. Fully negotiate work letters and scopes with landlords to eliminate exposure while ensuring standards are met. Serve as the primary contact for internal and external stakeholders, including Real Estate, Landlords, contractors, and Facilities, to resolve lease, design, or construction issues. Survey prospective sites, review construction documents, and conduct delivery inspections using Sitefolio. Track project progress through weekly reports and site visits, manage vendor schedules, and oversee the RFP process for general contractors. Ensure all punch list items are completed within lease timeframes and identify cost-saving opportunities through value engineering. Work a flexible schedule with 60%+ travel to job sites across the West Coast, coordinating legal, design, and operations efforts for 25-30 active projects per quarter.
Required Qualifications
- BS in Construction Management or equivalent work history
- Minimum 5 years of relevant, hands-on experience with retail tenant construction
- Ability to read, comprehend, red line, and troubleshoot construction drawings
- Ability to work a flexible schedule due to year-round construction schedules
- Ability to travel to job sites 60%+ of the time
- Ability to solve practical problems, deal with various variables, develop options when challenges arise, and negotiate solutions while maintaining brand standards and timelines
- In-depth understanding of construction procedures/durations/practices and advanced project management principles

- Located in West Coast territory
- Experience in West Coast territory
