Job Summary
Administrative-heavy Construction Project Manager and Estimator role in Santa Monica overseeing plan interpretation, code compliance (LA Building Codes and ADA), estimating, take-offs, schedule of values, bid leveling, value engineering, negotiations, subcontractor coordination, RFPs, document control, change orders, budget reconciliation, procurement, and site safety/quality. Requires 5 years of experience with a General Contractor and proficiency with construction software (Procore, Buildertrend, Microsoft Project).
Required Qualifications
- 5+ years experience working for a General Contractor
- Proficiency in reading and interpreting construction plans
- Experience with LA Building Codes and ADA requirements
- Experience estimating and creating a Schedule of Values (SOV)
- Experience creating and managing take-offs, RFPs, bid leveling, and subcontractor coordination
- Experience with subcontractor contracts, change orders, CO pricing, and budget management
- Strong document control, RFI, submittals, and record-keeping
- Proficiency with Procore, Buildertrend, Microsoft Project, and related construction software
- Ability to manage budgets, procurement, and safety/quality on site
- Strong negotiations and vendor management skills
- Ability to ensure compliance with company risk management standards
- Ability to communicate effectively with project leaders, vendors, and internal teams
- Ability to manage permits expediting and close-out manuals
- Bachelor’s degree not required but 5 years of relevant experience emphasized
