Construction Manager

Job Summary

Manage the full project lifecycle from preliminary design through close-out for new builds, tenant improvements, and capital projects. Coordinate bid processes, review documents, and lead pre/post-bid meetings while monitoring costs to ensure compliance with contract standards. Develop and maintain historical cost databases, evaluate value engineering opportunities, and manage construction expenses in alignment with budget parameters. Establish overall project schedules, act as the primary on-site leader, and resolve conflicts between the general contractor and development team. Ensure all partners meet federal, state, and brand standards for renovations and new construction. Collaborate with Operations and Asset Management to prioritize capital projects based on risk and ROI.

Required Qualifications

  • 10+ years of industry experience within residential real estate
  • Bachelor's degree in construction management, engineering, or related field
  • equivalent number of years of education and real estate management experience
  • equivalent experience in real estate construction management
  • proven level of detail orientation
  • organizational skills
  • ability to handle multiple projects
  • ability to communicate professionally and diplomatically with people at all levels of trade, business professionals, consultants and government officials
  • Ability and willingness to travel on a sporadic basis
  • computer literate
  • proficient in spreadsheet and scheduling applications
  • good understanding of federal, state, municipal guidelines and brand standards
  • Familiar with AIA documents
  • Familiar with project management software
  • Must be able to lift over 50 lbs, occasionally
  • Must be able to sit or stand at a desk for up to 8-hours per day
  • Must have the ability to move around freely throughout the property and office
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening, and hearing ability and visual acuity
  • Applicants must be based in the Greater Minneapolis/Saint Paul Area
  • should expect some hybrid remote/in-person work

Desired Qualifications

  • Prefer prior multifamily general contracting construction services experience of similar size, stature, and reputation for outstanding service
