Job Summary
Construction Manager OAR II oversees and coordinates pre-construction through project close-out for district facilities. Responsibilities include reviewing pre-construction documents, coordinating with public agencies to ensure off-site compliance, managing project budget and schedule, reviewing contractor submittals and RFCs, negotiating change orders, monitoring payments to contractors/consultants, administering professional service agreements, coordinating fixture/equipment delivery, and ensuring District requirements (DSA certification and financial close-out) are met. Preferred expertise includes Building Information Modeling (BIM), LEED/CHPS certified projects, and OSHA safety compliance; CCM credential is supported and may be pursued within one year of employment.
Required Qualifications
- Bachelor’s degree in architecture, engineering, or Construction Management OR CCM credential with ability to obtain CCM within 1 year
- 15 years of full-time paid professional experience in Construction and/or Project/Construction Management for Commercial/Public/Educational facilities
- At least 5 of the 15 years coordinating complex projects with construction values >$20M
- Preferred: BIM experience, LEED/CHPS experience, OSHA 30 minimum
- Valid CCM credential or ability to obtain CCM within 1 year
- Experience with Division of the State Architect (DSA) construction/design processes
- Ability to monitor and manage project budget and schedule; familiarity with RFCs, submittals, and Change Orders
- Knowledge of public district procurement and contract administration processes
- Professional certifications in architecture/engineering/CM or related fields preferred
- Knowledge of and ability to coordinate with public agencies during pre-construction and construction phases
- Strong communication and coordination skills with Architects, Engineers, Contractors, and District staff
- Experience administering Professional Service Agreements between Architects and the District
- Experience with project close-out and certification processes with DSA
