Job Summary
Lead complex estimates for competitive bids and negotiated proposals by performing detailed quantity surveys, interpreting project drawings, and developing scopes of work across multiple trades. Coordinate subcontractor and vendor pricing, evaluate proposals for completeness, and identify value-engineering opportunities to improve project profitability. Partner with operations and field leadership to analyze constructability, logistics, and MEP systems while maintaining accurate audit trails from conceptual design through award. Mentor junior estimating professionals and present strategies during bid-day activities. This role offers meaningful involvement in preconstruction for a major domestic general contractor delivering high-profile commercial projects.
Required Qualifications

- 3+ years of professional construction estimating experience
- Commercial construction estimating experience
- Demonstrated experience developing estimates for competitive bids and/or negotiated proposals
- Strong understanding of construction drawings, specifications, scopes of work, and trade requirements
- Experience performing detailed quantity takeoffs and quantity surveys
- Experience soliciting, evaluating, and coordinating subcontractor and vendor pricing
- Demonstrated ability to develop and manage scopes of work across multiple construction trades
- Understanding of construction means, methods, sequencing, logistics, and field operations
- Strong Excel and Microsoft Office proficiency
- Experience utilizing construction estimating software and related construction technology
- Ability to develop General Requirements estimates
- Valid and unrestricted driver's license
- Ability to travel overnight periodically and work non-traditional hours when project demands require it
- Advanced ability to interpret construction drawings and specifications
- Strong quantity takeoff and cost-estimating capabilities
- Ability to develop complete and accurate estimates from conceptual through detailed design stages
- Ability to analyze subcontractor and vendor proposals and identify scope gaps, exclusions, and pricing opportunities
- Ability to develop trade scopes, responsibility matrices, and bid packages
- Ability to maintain a clear and defensible audit trail from estimate development through project award
- Understanding of general conditions, general requirements, fees, insurance structures, and project-related costs
- Ability to identify value-engineering and cost-reduction opportunities without compromising project objectives
- Strong understanding of commercial construction means and methods
- Knowledge of construction sequencing, scheduling, logistics, staging, and phasing
- Understanding of trade-specific scopes and labor productivity
- Ability to evaluate building components and MEP systems
- Ability to connect estimating decisions with real-world field execution
- Appreciation for Lean construction principles and continuous improvement
- Strong Microsoft Excel skills
- Proficiency with construction estimating software
- Ability to learn and effectively utilize company-specific estimating systems and technology
- Familiarity with Revit, Lens, ASE, or comparable construction technology
- Strong verbal and written communication skills
- Ability to effectively present estimates, recommendations, and project strategies
- Ability to build productive relationships with subcontractors, vendors, clients, project managers, superintendents, and field personnel
- Strong organizational skills with the ability to manage multiple estimates, deadlines, and priorities
- Demonstrated attention to detail and commitment to accuracy
- Ability to make sound recommendations and exercise judgment within established processes
- Willingness and ability to mentor and develop less-experienced estimating professionals
- Collaborative, solutions-oriented approach to problem solving
Desired Qualifications
- 5+ years of combined commercial construction and estimating experience
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field
- Experience with self-perform estimating and labor productivity
- Experience with Lean construction principles and processes
- Experience with MEP systems and building component analysis
- Equivalent combinations of relevant education and directly related construction experience may be considered
- Familiarity with Lens, Revit, ASE, or comparable construction technology
- Experience supporting major commercial, complex, or technically sophisticated construction projects
