Job Summary
Conduct daily property inspections, greet prospects, show apartments, and process lease applications while verifying income and credit. Manage rent collections, track delinquent accounts, and pursue bad debt files to collections. Maintain community curb appeal, oversee preventative maintenance, and schedule capital improvements for approval. Screen rental applicants, ensure resident file compliance with SHFA and lender commitments, and enforce lease terms and rules. Handle after-hours emergencies, respond to emails promptly, and report injuries or property losses. Maintain accurate financial records, administer the operating budget, and develop resident relations programs. Travel to community locations and surrounding markets as needed.
Required Qualifications
- Must be at least 18 years old with a high school diploma or GED
- Experience working in affordable housing programs including one or more of the following: LIHTC, Section 8, and HUD
- Must possess a valid driver's license and insurance
- Must be able to lift to 15 pounds at a time
- Must be able to traverse a variety of properties with stairs and in a variety of weather conditions
- Travel to community locations and surrounding markets required
- Outgoing, friendly, and customer-oriented demeanor
- Excellent interpersonal skills with good sales and customer service skills
- Excellent verbal and written communication skills
- Detail-oriented and organized
- Demonstrated ability to lead and develop a team of associates
- Understanding of laws, guidelines, and best practices of property management
- Proficient in Microsoft Office Suite or related software
- Dependable and able to report to work according to schedule and on time
Desired Qualifications
- Experience with property management-related software a plus
- Familiarity with Fair Housing laws preferred
