Job Summary
Lead on-site community management for a Waters at Oakbrook Apartments, overseeing on-site staff, budgeting, reporting, capital improvements, market research, and compliance. Responsibilities include preparing regular cash flow and variance reports, developing and executing annual budgets aligned with company goals (revenue, occupancy, social programs), reviewing capital replacement plans, soliciting and negotiating with vendors, ensuring superior tenant relations and resident services, handling routine legal matters and evictions, staying updated on Fair Housing and related laws, driving process improvements, evaluating and coaching staff, performing site inspections, and ensuring adherence to policies and procedures. Requires at least 3 years of on-site multifamily management experience including Tax Credit knowledge, proficiency with property management software (Yardi preferred), and a professional designation in property management. The role reports to a Regional Manager and may involve cross-training in other functions.
Required Qualifications
- High School degree or equivalent (Required)
- At least three (3) years prior experience in on-site multifamily property management, at least one (1) of which must have been a Property Manager / Community Manager of a Tax Credit community
- Professional Designation or Certification indicating property management expertise (e.g., CPM, ARM, CAM, TCS, HCCP, SCHM, or equivalent designation from a recognized MF industry organization) preferred
- Prior experience with affordable housing programs (income and rent restrictions, LURA and/or Tax Credit compliance, etc.)
- Proficiency with Yardi property management software (preferred) or experience with similar property management software
Desired Qualifications

- Experience recruiting, retaining, managing, directing, training, motivating and leading both office and maintenance personnel
- Experience evaluating employee performance, coaching and developing team members (1+ years)
- Strong leadership and budgeting skills
- Knowledge of Fair Housing, EEO, OSHA, and ADA compliance
- Strong vendor management and negotiation abilities
- Strong tenant relations and customer service focus
- Market research and marketing plan development capabilities
- Experience with capital improvement oversight and budget management
- Ability to prepare and review cash flow, budget variances, and strategic reports
