Job Summary
Manage the financial, physical, and overall operations of Barclay 1a, a 72-unit community, by maximizing occupancy and revenue while minimizing operating expenses. Supervise on-site staff, coordinate property upkeep including inspections and maintenance, and develop positive resident relationships through co-investment initiatives. Review monthly budgets and general ledgers to ensure accurate coding and compliance, while managing legal proceedings for non-rent payments and applying for annual rent increases. Lease units to maintain 98% occupancy and ensure adherence to Affirmative Fair Housing, REAC, and energy conservation standards. Report incidents with proper risk management and maintain compliant resident and vendor files. This role requires meeting HQS and REAC standards with a minimum score of 85.
Required Qualifications
- College degree in a related field or 5+ years of progressive career path in Property Management, Hotel, Hospitality or Retail
- 3+ years of experience in Property Management, Hotel, Hospitality or Retail
- Experience managing tax credit properties and meeting the needs of low-income residents
- Industry designations (COS, LIHTC, ARM, CPMC, etc.)
- Ability to achieve certification within 6 months of hiring to meet any specific site/area needs
- Minimum team supervision of 2 people (hiring, performance management, training)
- Strong Microsoft Word, Excel, Outlook and RealPage or other industry software experience
- Real Estate License
- Knowledge of Federal Fair Housing laws and guidelines
- Excellent verbal and written communication skills
- Child abuse clearances and background checks
- Must pass or meet a minimum score of 85 on HQS and REAC standards
- Must work under deadlines and ability to meet deadlines
- Frequently moves equipment weighing up to 50 pounds across site
- Constantly works in outdoor weather conditions
Desired Qualifications
- Experience managing tax credit properties and meeting the needs of low-income residents strongly preferred
- Industry designations (COS, LIHTC, ARM, CPMC, etc.) preferred
- Real Estate License preferred, or required within the first year of employment, or sooner if required by state law
- Knowledge of Federal Fair Housing laws and guidelines a plus
- Experience with recertifications a plus
