Job Summary
Oversee all financial performance of the property by maximizing cash flow, minimizing delinquencies, and ensuring timely rent collection while preparing monthly variance reports and annual operating budgets. Manage leasing activities, support the sales team, and process delinquent residents according to policy, including filing evictions on units at appropriate deadlines. Ensure LIHTC and HUD compliance, monitor OneSite data accuracy, and recommend capital improvements and deferred maintenance programs. Serve as property representative in court proceedings under legal counsel direction and maintain on-going knowledge of market rents and demographics. Complete daily property inspections, direct service operations to meet 24-hour response times, and supervise safety and risk management functions. Work flexible schedules including weekends, evenings, and holidays, with on-call duties for emergencies and resident functions. Drive to off-site locations such as banks and maintain a valid driver's license.
Required Qualifications
- Experience in managing LIHTC and HUD multi-family properties
- 3+ year's property management experience
- One-year supervisory experience
- Working knowledge of applicable Landlord Tenant Laws, Fair Housing Regulations, LIHTC/HUD Programs, and other laws as they relate to property specific guidelines and occupancy standards
- Must be able to travel to and from a bank and other off-site locations as a requirement of this position
- A valid driver's license is required if perming these tasks or driving a golf cart
- Must be able to complete all required training within thirty (30) days of hire date
- Must be able to work a flexible schedule to include weekends, evenings, and holidays
- Requires sitting, standing, and walking for prolonged periods
- Position requires frequent/daily reaching, pushing, pulling, and lifting up to 20 pounds
