Community Manager

Supervise the overall performance of the 100-unit City Lights on Fig property, including hiring, training, and developing a competent team. Manage daily operations by reviewing rent recommendations to maximize income, collecting rents, and implementing legal delinquent procedures. Ensure resident insurance compliance, adherence to screening criteria, and timely retention procedures while completing weekly reports, approving invoices, and inputting data accurately. Analyze monthly performance, complete variance reports, and initiate annual budgets. Identify market challenges, educate staff on competitors, and create effective marketing plans. Bid out recurring contract work for unit cleaning, painting, and landscaping to assure quality and best price, confirming contractor insurance and lien waivers. Implement OSHA and safety procedures, including routine safety meetings and MSDS availability. Collaborate with the maintenance supervisor on repairs and capital projects to ensure curb appeal meets corporate standards and identify risk management issues. Read and implement company handbooks, property policy manuals, and governing documents.
