Community Manager- Noblesville, IN

This role manages the day-to-day operations of an assigned property, including overseeing the team, daily activities, and resources to meet budgeted financial and operational goals while ensuring compliance with Company policies, Fair Housing, ADA, FCRA, and other multi-family housing laws. Responsibilities include inputting budgets, analyzing financial statements, reviewing marketing information, setting rent rates, collecting and posting rent/fees, approving vendor invoices, maintaining insurance certificates, ensuring chart-of-accounts coding, and coordinating communication between vendors, accounting, and the owner. The position supervises leasing activities (prospective resident applications, discounts, renewals), conducts inspections, enforces lease terms, monitors occupancy and revenue goals, manages resident relations and service requests to promote satisfaction and retention, oversees property maintenance standards, and leads staff through hiring, onboarding, training, and performance management. California-specific duties apply, including lease-file compliance. Requires specialized licenses/certifications as mandated by local/state regulations. This onsite role emphasizes budgeting, financial reporting, vendor management, leasing, marketing strategy, and team leadership to drive property performance and resident experience.
