Job Summary
Oversee day-to-day operations of an assigned property, including staffing, leasing, budgeting, collections, resident services, maintenance, risk management, compliance, and reporting. Lead hiring, training, scheduling, and performance actions; approve leases and renewals; manage budgeting, occupancy goals, and rent collections; coordinate vendor relations and cost controls; conduct property inspections and ensure safety/amenities; deliver excellent customer service and maintain compliant, high-quality living environments. Requires strong leadership, budgeting, accounting, and communication skills, proficiency with Entrata or similar software, knowledge of fair housing laws, and ability to operate 100% in-person at the site in Boiling Springs, SC.
Required Qualifications
- Current driver license and automobile insurance
- Real estate license (if required by state)
- Ability to read, write, understand, and communicate in English
- Ability to use a personal computer and knowledge of Microsoft Word and Excel, and Entrata or other on-site accounting software
- Ability to manage property staff and oversee leasing operations
- Ability to prepare budgets and analyze financial statements
- Ability to interact effectively with residents and vendors
- Knowledge of federal fair housing laws and local housing provisions
- Ability to multi-task and meet deadlines
- Ability to supervise and train staff
- Ability to perform property inspections and ensure safety/cleanliness
- Strong communication and organizational skills
- Ability to close a sale and negotiate with tenants
