COMMUNITY MANAGER - Edgewood Apartments

Job Summary

Oversee assigned property operations by supervising community associates, evaluating performance, and coaching staff to support corporate goals. Manage resident relations by screening prospective applicants, mediating disputes, and maintaining positive environments for residents and visitors. Execute leasing strategies through marketing campaigns, track rent collections and security deposits, and monitor vendor compliance for all on-site work. Prepare annual budgets, inspect units for move-in conditions, and utilize maintenance software to track service requests. Ensure all contractors have prior approval and monitor their activities while maintaining accurate records of all financial and operational procedures.

Required Qualifications

  • High School Diploma or Equivalent
  • Property/ Community Manager state level license where required
  • Must be able to access all areas of the propertys grounds and structures, including multilevel structures, with or without the aid of an elevator
  • Able to work with at a computer for a minimum of 7 hours daily either standing or sitting
  • Must have a government issued state ID, or valid driver's license if required by Management based on location/property or business needs
  • Travel independently for the purpose of conducting property business
  • Must be able to provide excellent customer service and effectively and professionally communicate in e-mail, by phone, or in person during the course of the workday
  • Excellent written and oral communication skills
  • Computer literacy
  • Ability to perform all functions of an Assistant Community Manager
  • Strong leadership skills, communication skills, and decision-making abilities
  • Ability to perform and handle interruptions in a rapidly changing, multi-tasking environment in an appropriate manner
  • Work requires high attention and mental demands including the ability to prioritize and process information with accuracy and clarity
  • Sound understanding of progressive multi-family management and operations as it relates to management of assets, personnel management, office operations, budgeting and planning
  • High degree of creativity, coupled with sound business judgment
  • An aggressive self-starter, yet diplomatic to effectuate positive relations with subordinates and peers
  • Performance oriented and highly motivated to produce results

Desired Qualifications

  • Minimum three (3) years property management experience preferred
  • Proficiency in One Site preferred
  • Experience in affordable housing, Tax Credit, HUD and/or Rural Development preferred
  • The following designations are preferred: ARM (Accredited Residential Manager), CAM (Certified Apartment Manager)
