Community Manager

Job Summary
Direct and coordinate the community's operational activities, including loss prevention, risk management, safety, maintenance, marketing, leasing, and facility upkeep. Manage resident relations by coordinating repair requests, rent charges, and lease issues while supervising on-site technicians, office staff, and leasing team members. Develop working income through cash flow management and leasing strategy, and analyze monthly financial statements to track operating variances from budget and recommend collection strategies. Maintain accurate community files, finalize audits, and coordinate revenue collection following lease obligations. Engage vendors for goods and services required to maintain the property.
Required Qualifications
- Four (4) years' experience in property management
- Strong working knowledge of leasing
- Strong working knowledge of marketing
- Strong working knowledge of construction
- Strong working knowledge of residential law
- Strong working knowledge of resident relations
- Working knowledge of property management software
- Working knowledge of Microsoft Office Word
- Working knowledge of Microsoft Office Excel
- Working knowledge of the Google platform
- Ability to analyze a monthly financial statement
- Ability to prepare detailed budgets and operating forecasts
- Ability to note deviations from financial plan
- Ability to determine causes of deviations
- Ability to provide recommendations to the company on required action plans
- Strong written and verbal communications skills
- Ability to understand and carry out industry specific written and oral direction
- Positive, innovative approach to problem solving
- Ability to present ideas in a clear, concise, understandable, and organized manner
- Ability to negotiate, persuade, and modify opinion in order to reach the goals/objectives of the organization
