Job Summary
Manage all operational phases of the property to ensure customer satisfaction, fiscal stability, and good physical condition. Conduct daily physical inspections or assign qualified personnel to perform tasks in your absence. Review occupancy reports, analyze operating expenses, and conduct surveys of local rental rates to establish competitive pricing. Implement resident retention programs and lead on-site staff through performance goals, coaching, and annual evaluations. Direct administrative activities, coordinate contracted services, and investigate resident disturbances or complaints in accordance with laws. Report accidents, environmental issues, and legal problems immediately to owners and regulatory agencies. Actively network with local higher education officials and manage public relations while exercising effective risk management.
Required Qualifications
- Bachelor degree plus three or more years of supervisory experience in a property or housing management position, or an equivalent combination of related education and experience
- Accredited Residential Manager (Institute of Real Estate Management) or Certified Apartment Manager (Building Owners and Management Association) or willingness to obtain within one year of hire
- Real Estate license is desirable
- Valid driver's license and current automobile insurance
- Computer skills and math ability
- Accurate typing and record keeping
- Proficient in Microsoft Word, Excel and Outlook
- Knowledge of Entrata is required
- Ability to follow through with all necessary paperwork and ensure all deadlines are met
- Excellent customer service skills
- Ability to communicate effectively and professionally while operating in a fast paced environment
- Excellent skills in the management and motivation of people
Desired Qualifications
- Real Estate license is desirable
