Community Apartment Manager

Job Summary
Oversee daily site management at the apartment community, ensuring compliance with corporate policies, local laws, and federal regulations while maximizing owner investment returns. Supervise resident move-in applications, conduct bi-monthly office audits and monthly exterior inspections to maintain a hazard-free environment, and manage the leasing office opening and model inspections. Develop and administer capital and operating budgets, complete monthly variance and revenue reports, and coordinate comprehensive marketing plans with the Regional Marketing Department. Manage rent collection, delinquency control, and legal eviction proceedings, while recruiting, hiring, and training on-site staff. Resolve resident complaints, administer lease renewal programs, and audit vendor invoices to ensure fair and consistent service.
Required Qualifications
- Customer service experience in at least one of the following industries: property management, hospitality, retail, or real estate
- High School Diploma or equivalent
- Minimum two to five years property management experience
- Effective oral and written communication skills
- Ability to give clear direction and respond to inquiries
- Ability to speak effectively before groups of customers or associates of the organization
- Fluent in English
- Fluent in Spanish
- Management skills including supervisory, planning, organizing, and coordinating tasks
- Prior experience in managing a staff (supervise, train, coach, counsel, develop, motivate, interview, hire, terminate) and lead by example
- Understand accounting principles and budget process
- Ability to read and interpret numerical information
- Understand marketing concepts
- Analyzing data
- Report writing
- Proficient with Microsoft Office products (Word/Excel/Outlook)
- Saturday and/or Sunday work schedule may be required depending on property occupancy
- The position work schedule varies depending on the property
- Office hours are usually scheduled from 9 a.m. - 6 p.m.
- The Community Manager should be flexible and readily available depending on the needs of the property
Desired Qualifications
- Two or four year college degree
- CCRM, ARM, or CAM designation(s)
- Fluent in English and Spanish is a plus
- Proficient with Microsoft Office products (Word/Excel/Outlook) and Yardi preferred
