Commercial Property Manager

Job Summary

Manage day-to-day operations of a commercial property portfolio while delivering exceptional service to tenants and ownership. Build strong relationships by responding to inquiries, resolving concerns, and ensuring a positive customer experience. Develop and manage annual operating budgets, monitor expenses, and identify opportunities to improve financial performance. Review financial reports, approve invoices, and ensure accurate reporting for property owners. Coordinate maintenance, repairs, and capital improvement projects while maintaining high property standards. Manage vendor relationships, negotiate service contracts, and ensure quality work is completed on time and within budget. Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvement. Oversee lease administration, including tenant compliance, renewals, and coordination with leasing teams. Ensure compliance with company policies, lease agreements, and applicable local, state, and federal regulations. Partner with accounting, construction, and leadership teams to support property performance and strategic initiatives. Prepare ownership reports and communicate property performance, project updates, and operational recommendations.

Required Qualifications

  • 5+ years of commercial property management experience
  • Strong understanding of commercial leases, property operations, budgeting, and financial reporting
  • Proven ability to build positive relationships with tenants, vendors, and ownership groups
  • Excellent organizational and project management skills with the ability to prioritize multiple responsibilities
  • Strong communication, negotiation, and problem-solving abilities
  • Proficiency with Microsoft Office and commercial property management software
  • Ability to analyze financial reports and make sound business decisions
  • A proactive mindset with a commitment to delivering exceptional customer service
  • Location: Corporate Office - Indianapolis, IN
  • Travel Required
