Commercial Manager - Healthcare Construction

Job Summary
Monitor commercial performance by maintaining forecast vs. baseline for cost, incentivisation provisions, and commercial KPIs using dashboards and trend analysis. Visit sites routinely to complete health checks, escalate emerging risks with recovery actions, and validate change control procedures including scope definition, pricing methods, and audit trails. Assess changes requiring approval to confirm compliance and value for money before commitment, while supporting risk management through live threat and opportunity reviews. Plan and implement close-out and rolling final account settlements, endorse NEC4 ECC KPIs, and validate monthly submissions to challenge unsupported claims. Provide clean, timely datasets to the Data team and build collaborative relationships with contractors and suppliers to resolve commercial issues. Ensure satisfaction of contract and alliance framework conditions through periodic compliance checks, record non-conformances with corrective actions, and implement robust defined cost assurance approaches.
Required Qualifications
- Proven experience in commercial management within construction of other major programmes and projects
- Degree in Quantity Surveying, Commercial Management, Construction Management, or related field
- Professional membership (or working towards) RICS, CIOB, or equivalent
Desired Qualifications
- Strong knowledge of construction contracts (NEC and/or JCT preferred)
- Excellent cost control, reporting, and collaboration skills
- Experience with public-sector healthcare clients
- Understanding of working in live healthcare environments
- Knowledge of healthcare technical standards and compliance frameworks
