Commercial Manager - Healthcare Construction

Job Summary
Monitor commercial performance by maintaining forecast versus baseline for cost, incentivisation, and payment KPIs using dashboards and trend analysis. Conduct routine site visits to complete health checks, escalate emerging commercial risks with clear recovery actions, and validate change control procedures including scope definition, pricing methods, and audit trails. Assess changes requiring approval to confirm compliance and value for money before commitment, while supporting risk management through review of quantified impacts and net effects on scheme forecasts. Plan and implement close-out and rolling final account settlements, endorse NEC4 ECC KPIs, and validate monthly submissions to challenge unsupported claims. Provide clean, timely datasets to the Data team and build collaborative relationships with contractors and suppliers to resolve commercial issues and ensure satisfaction of contract and alliance framework conditions.
Required Qualifications
- Proven experience in commercial management within construction of other major programmes and projects
- Strong knowledge of construction contracts (NEC and/or JCT)
- Excellent cost control, reporting, and collaboration skills
- Degree in Quantity Surveying, Commercial Management, Construction Management, or related field
- Professional membership (or working towards) RICS, CIOB, or equivalent
