Job Summary
Conduct scheduled and emergency maintenance on apartment units, buildings, and common areas, including HVAC troubleshooting, light electrical and plumbing repairs, carpentry, and custodial tasks. Perform regular inspections of grounds, amenities, and vacant units, ensuring all repairs comply with local building codes and safety standards. Complete hazard assessments, maintain accurate records of work orders and inventories, and participate in evening, weekend, and holiday standby coverage. Supervise subordinate personnel, provide training to colleagues, and report unusual circumstances to the District Maintenance Supervisor. Travel regularly to conduct property business, utilizing a valid driver's license and reliable transportation.
Required Qualifications
- High School Diploma or Equivalent
- EPA/HVAC certification

- knowledge of property HVAC units
- ability to troubleshoot the system and make repairs to fan motors, thermostats, contractors, etc.
- knowledge of all maintenance requirements for the property
- ability to ensure all repairs are compliant with local building codes, permitting and regulations
- ability to keep accurate records regarding preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories
- ability to participate in a standby emergency schedule for evening, weekend and holiday coverage
- ability to perform scheduled maintenance on all equipment, based on the manufacturer's recommendations and operating manuals
- ability to regularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance
- ability to maintain the grounds in accordance with the schedule set forth in the procedure's manual
- ability to supervise and schedule subordinate maintenance personnel and service requests requirements
- ability to provide training for subordinate employees or colleagues from other communities
- ability to report unusual or extraordinary circumstances regarding the property, co-workers, or residents
- ability to maintain the required property uniform and always ensuring a professional appearance and attitude
- ability to be aware of all contractual obligations relating to maintenance
- knowledge of property HVAC units
- ability to safely lift and carry weights up to fifty (50) pounds without assistance
- ability to safely move large appliances such as ranges, refrigerators and washing machines with the use of a hand truck
- ability to safely use hand tools such as hammers, screwdrivers, saws, various power tools including handheld drills and circular saws
- ability to safely ascend and descend various types of ladders unassisted
- ability to tolerate normal levels of caustic chemicals and pest control chemicals
- ability to stay aware of all work-safety requirements pertinent to the position
- willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance
- Proficiency in reading, writing and speaking English
- limited computer literacy
- formal training or experience in carpentry

- ability to read, understand and follow instructions contained in handwritten/printed service requests
- ability to provide handwritten/typed responses to service requests
- ability to complete handwritten/typed reports in accordance with company procedures
- ability to read and understand various manuals, instructions and other printed materials

- specific vision abilities including close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focus
Desired Qualifications
