Building Plans Examiner and/or Inspector

Job Summary

Inspect buildings under construction, alterations, and repairs for compliance with building codes, approved plans, and specifications. Check sites before footings are poured and monitor construction progress, including roof, foundation, and fire escape connections. Investigate complaints regarding alleged code violations, secure evidence, and recommend remedial action while testifying in court on violation cases. Maintain inspection records, prepare reports, and advise architects, engineers, contractors, and the public on standards and compliance. Perform site cleanups, dock inspections, and seawall repairs as assigned.

Required Qualifications

  • High school diploma or equivalent
  • considerable experience in one or more of the building construction trades
  • Minimum five years construction experience in a supervisory capacity or an equivalent combination of education and experience
  • Considerable knowledge of the methods, materials, and techniques involved in building construction, repair and alteration
  • Considerable knowledge of possible structural and building defects and flaws in building construction and of effective corrective measures
  • Knowledge of the Florida Building Code and all other applicable codes, standards and regulations pertaining to building construction and related activities
  • Ability to detect and locate defective workmanship and material and to ascertain the state of construction when defects are most easily found and remedied
  • Ability to make decisions recognizing established precedents and practices, and to use resourcefulness and tact in meeting new problems
  • Ability to establish and maintain effective working relationships with subordinates and other employees, building owners, contractors, architects, engineers and the general public
  • Ability to understand and work from plans, drawings and diagrams; prepare complete and accurate records
  • Certified Building Inspector and/or Plans Examiner by the State of Florida Department of Business and Professional Regulation
  • A General Contractor's license and a current Certificate of Competency issued by the Florida Construction Industry Licensing Board
  • A General Contractor's license and a current Certificate of Competency issued by the Miami-Dade or Broward County Construction Trade Qualifying Board
  • A current license issued by the State of Florida as an Architect or Engineer
  • Must be certified or certifiable as a Building Plans Examiner by the Miami Dade and/or the Broward County Board of Rules and Appeals (BORA)

Desired Qualifications

  • Knowledge of design, engineering, materials and methods related to residential and commercial construction
  • Demonstrate excellent verbal and written interpersonal communication skills
  • Ability to understand and interpret codes and evaluate project proposals and projects under construction to verify conformance with code requirements
  • Ability to work in a fast paced environment
  • Ability to make appropriate, sometimes unpopular decisions
  • Ability to communicate technical information in a non-technical manner
  • Ability to respond diplomatically to angry citizens or clients
  • Ability to coordinate activities with other departments
  • Knowledge of computer software applications
