Job Summary
Inspect grounds, buildings, and mechanical equipment daily for safety hazards. Complete tenant service requests within 24 hours and report repair completion to the Regional Maintenance Supervisor. Clean and prepare vacant units for occupancy, removing finishes and submitting checklists for review. Mix cleaning solutions, store chemicals safely, and clean facility offices and common areas per schedule. Remove graffiti within 24 hours and act as a liaison between vendors and supervisors. Order pre-approved supplies, maintain inventory, and participate in safe work practices. Diagnose defects in heating, water, and drainage systems; mend leaks and troubleshoot HVAC issues. Perform electrical, plumbing, appliance, and hardware repairs, including door and window work. Respond to after-hours and weekend emergencies while driving your own vehicle to facilities and supply stores.
Required Qualifications
- Must be at least 18 years of age
- Must have a valid California's Driver License
- Must possess proof of current vehicle insurance
- Must have an acceptable driving record meeting TELACU Property Management's motor vehicle criteria
- Must possess the necessary insurance and license requirement to operate vehicle for work related functions
- Must have strong knowledge of hand and power tools
- Must be effective in oral and/or written communication
- Must be proficient in English
- Must have broad experience in building maintenance in the following trades: carpentry, plumbing, gas-powered equipment
- Must display initiative, good judgement and flexibility to work evenings and/or weekends as needed
- Must possess the physical and mental requirements to perform the essential functions of the position with or without reasonable accommodation
- Must be a customer service oriented individual with demonstrated ability to work independently
- Must have strong ability to prioritize and follow daily schedule
- Must be flexible to change in work assignments and/or work schedule
- Must utilize own vehicle in the course of work
- Must establish and maintain cooperative and effective working relationships with company representatives, vendors, auditors, and inspectors
- Must be able to carry, pull, push, and move between 50-70 pounds
- Must have close, distance, color, and peripheral vision
- Must have depth perception
- Must have the ability to focus

Desired Qualifications
- Minimum of 3 years solid apartment experience, preferred
- A High School and/or GED diploma
- Minimum of one year of custodial, building and mechanical maintenance experience
- Have basic computer knowledge
- Strong familiarity with the use of hand and power tools, preferred
