Building Engineer III

Job Summary
Maintain and operate large and small scale HVAC, electrical, plumbing, and boiler systems while performing preventative maintenance on equipment. Diagnose and clear clogged drain lines, replace piping components, and adjust mechanical equipment such as pumps, fans, and cooling towers. Respond to tenant service requests, troubleshoot problems, and correct emergency conditions, including after-hour emergencies and snow removal. Participate in budget development, construction drawing reviews, and capital improvement projects. Requires five years of experience, OSHA 10 card, and Universal CFC certification. Up to $90,000 total compensation with comprehensive benefits including health, dental, vision, 401(k) with matching, and tuition assistance.
Required Qualifications
- High school diploma or general education degree (GED)
- Minimum of five years experience in a similar job; or equivalent combination of education and experience
- Must have OSHA 10 card or significant OSHA training
- Classroom training / certificate in basic electrical and basic refrigeration
- Universal CFC Certification
- Appropriate License/permit for trade as may be required
- Ability to read and interpret documents such as safety rules, operation and maintenance instructions, procedure manuals, and blueprints
- Have an understanding of HVAC controls
- Capable of adding, subtracting, multiplying, and dividing all units of measure, using whole numbers, common fractions, and decimals as well as computing percentages
- Apt at dealing with problems involving several concrete variables in standardized situations
- Excellent customer service and communication skills
- Proven ability to work independently while also exhibiting strong leadership and management skills
- Must be able to lift and/or move up to 50 pounds
- Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus in order to differentiate items such as chill water lines, condenser water lines, and the fire system
