Job Summary
Ensure basic operation and maintenance of all building equipment and systems by routinely reviewing operating conditions with your supervisor to resolve abnormal issues. Perform preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems, including pumps, chillers, boilers, and air handling units. Conduct general repairs, replacements of building components, and adjust HVAC equipment to uphold established operating criteria. Maintain operation logs, files, and chemical consumption records while adhering to Hines' quality standards and property emergency procedures. Provide timely responses to inquiries and work orders, ensuring compliance with all safety laws, codes, and regulations. Work approximately 80% indoors and 20% outdoors, standing for extended periods, lifting objects over 25lbs, and traveling between floors.
Required Qualifications
- High school diploma or equivalent from an accredited institution
- 2+ years commercial HVAC or related experience
- High degree of emotional intelligence with proven ability to think creatively in all job responsibilities
- Strong supervisory and analytical abilities with a solution-oriented mindset
- Maintain composure and professionalism at all times
- Excellent interpersonal, verbal, and written communication skills
- Successful completion of the Hines 'Introduction to Engineering' training program
- Functional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines
- Understand and use all types of testing equipment including, but not limited to: analog / digital multi-meters, as well as pressure, temperature, air flow, and leak detection devices
- Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, hammers, etc.)
- Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form
- Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
- Compute basic mathematical equations for equipment performance testing and building operations
- Possess sufficient computer skills to effectively administer required engineering programs
- Understand and utilize personal protective equipment (PPE) appropriately
- When applicable*, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, etc.)
- Work approximately 80% of the time indoors and 20% of the time outdoors
- Must be able to stand for an extended period, at a minimum of 8 hours
- Use olfactory, auditory, and visual senses
- Ability to move, lift, carry, push, pull, and place objects more than 25lbs without assistance
- Ability to travel between floors and buildings including frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead indoors and outdoors with varying temperature ranges from 0 - 100+
- Work in confined spaces and at heights with A-Frame and extension ladders from 5ft to 16ft, following all OSHA guidelines and safety precautions
- Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Work overtime as business needs deem appropriate
