Job Summary
Review operating conditions and established programs with Supervisor to resolve abnormal issues. Perform preventive maintenance and repairs on mechanical, electrical, plumbing, and HVAC systems including pumps, chillers, boilers, and air handling units. Make adjustments to HVAC equipment to maintain operating criteria and apply working knowledge of HVAC distribution and controls to resolve work orders. Participate in water treatment chemical programs, maintain operation logs and files, and provide prompt responses to tenant requests while adhering to all safety policies and emergency procedures. Work indoors approximately 80% of the time and outdoors 20%, meeting shift requirements that may include early mornings, late evenings, weekends, and holidays.
Required Qualifications
- High school diploma or equivalent from an accredited institution
- Two years commercial HVAC or related experience
- Successful completion of the Hines "Introduction to Engineering" training program
- Functional knowledge of the Engineering Assessment Guidelines
- Ability to read and use all types of testing equipment, analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices
- Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.)
- Ability to read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form
- Understanding of correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.
- Ability to compute basic mathematical equations for equipment performance testing and building operations
- Ability to communicate effectively both verbally and in writing
- Possession of sufficient computer skills to effectively administer required engineering programs
- Ability to interact with employees, visitors and contractors with poise and diplomacy
- Ability to maintain calm demeanor in emergency situations
- Understanding and application of correct usage of all personal safety equipment
- Ability to obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, etc.) when applicable
- Ability to work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Ability to use olfactory, auditory, and visual senses
- Ability to work standing all day
- Ability to lift 25 lbs. or more
- Ability to climb up and down stairs and ladders
- Ability to access remote work areas and confined spaces (i.e., crawl spaces, roofs)
- Ability to use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting)
- Ability to meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays
- Ability to work overtime as business needs deem appropriate
