Job Summary
Monitor Building Management Systems for alarms and abnormal trends, conducting preventive maintenance inspections and performing actions like lubrication and filter changes. Respond to alarm conditions with basic troubleshooting and remediation, making emergency support calls if necessary. Document room environmental deviations, root causes, and corrective actions in event reports, while maintaining daily logbooks and performing routine building rounds to verify emergency conditions. Serve as the initial point of contact for outside contractors to issue safety work permits and coordinate with security personnel for fire panel alarms. Provide service and feedback to customers on all work orders, recommend improvements to maintenance methods, and strictly follow safety guidelines including lockout/tagout procedures and PPE requirements.
Required Qualifications
- High school diploma or demonstrated equivalent
- 0-1 years of experience as a Building System Operator or HVAC maintenance mechanic in an industrial environment or demonstrated equivalent combination of education and experience
- Ability to pass a Tuberculosis test prior to employment or be medically cleared for Tuberculosis by a medical professional and be able to maintain annual negative results
- Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards
- Ability to obtain a security access badge at our client's location
- Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested
- Must be able to obtain and maintain facility credentials/authorization
- US Citizenship or Permanent Residency
- Must attended and pass all provided training necessary to be accepted into the Select Agent Program
- Candidates will be subjected to pre-and/or post-hiring drug screening including federal drug screening (separate from state) as a condition of continued employment
- Must be able to comply with Personnel Quarantine Policy for Avian Influenza
- Ability/willingness to provide shift coverage when needed
- Regularly lift to 50 lbs
- Regularly climb ladders, steps, and scaffolding
- Repetitive motions: bend, stoop, squat, kneel, stretch, reach, wrist movement
- Walk extensively throughout the plant during shift
- Work at an accelerated pace in emergency conditions
- Ability to differentiate colors pertaining to wire color-coding
- Wear steel toe safety shoes, safety glasses, gloves, hard hats, and other Personal Protective Equipment as needed
- Cope with demands (stressors) that are associated with the job and/or the work environment
Desired Qualifications
- Experience troubleshooting BAS/BMS systems and controls (Honeywell, Siemens, Edstrom, etc.), using knowledge of Building Systems sequence of operations
- Experience diagnosing, troubleshooting, and repairing process mechanical systems such as HVAC equipment and utilities supporting same
- Experience working with Fire Protection Systems
- Knowledge of Water Systems used in pharmaceutical applications
- Experience with the cGMP requirements in a pharmaceutical environment
- Experience troubleshooting, repairing and working with electrical, mechanical, plumbing, and pneumatic systems
