BIM/VDC Coordinator - Plumbing

Job Summary
Develop and maintain accurate, coordinated BIM models for mechanical and plumbing systems in accordance with company standards and project requirements. Lead model updates based on coordination meetings, design changes, and clash resolution, while performing clash detection and tracking issues for communication with internal teams and external trades. Serve as the primary VDC contact for specific project scopes, presenting model updates and documenting action items during coordination meetings to ensure deliverables align with fabrication needs and installation plans. Prepare model-based deliverables for fabrication readiness, including spooling, hanger layouts, and material quantities, and incorporate field feedback, RFIs, and verified dimensions into model updates. Provide technical guidance and mentorship to Detailers and Trainees, reinforcing company standards and supporting continuous improvement of detailing practices. Proactively identify risks and constructability concerns, proposing solutions and managing BIM/VDC tasks within project schedules to maintain model progress.
Required Qualifications
- High school diploma or GED
- Associate degree, technical certificate, or trade school training in drafting, BIM, engineering technology, or construction
- Minimum 4+ years of experience in BIM/VDC, mechanical detailing, or MEP coordination
- Demonstrated experience producing coordinated mechanical models and construction ready deliverables
- Experience working on commercial, industrial, healthcare, or similarly complex mechanical projects
- Proficient in Revit for MEP modeling, including family usage, systems modeling, and model management
- Strong proficiency with Navisworks Manage, including clash detection, model review, and issue tracking
- Ability to interpret contract drawings, mechanical specifications, shop drawings, and MEP documentation
- Familiarity with fabrication focused workflows and model outputs (e.g., spooling, hanger layouts, equipment modeling)
- Experience working within common CDE platforms such as Autodesk BIM 360/ACC
- Working knowledge of Bluebeam, coordination software, and standard BIM/VDC tools
- Competence with Microsoft Office (Excel, Outlook, Teams)
- Solid understanding of mechanical construction practices, field installation sequencing, and trade coordination requirements
- Ability to identify clashes, propose solutions, and incorporate coordination decisions into models and drawings
- Understanding LOD requirements, model organization, and file management best practices
- Ability to provide technical guidance and mentorship to Detailers and Trainees
- Demonstrated ability to lead small coordination tasks, manage portions of workflows, and support VDC project planning
- Strong communication skills for collaborating with Project Managers, Field Operations, and other trades
- Ability to work independently and proactively elevate issues or design conflicts
- Strong attention to detail with the ability to maintain accuracy and consistency across complex models
- Capable of performing self-quality checks and adhering to established standards and workflows
- Highly organized with the ability to manage multiple assignments and meet project deadlines
- Professional, reliable, and committed to continuous improvement and skill development
- Trade Specific experience applicable to domestic water, sanitary, storm, medical gas, natural gas, and specialty plumbing systems
- Ability to develop detailed plumbing system models that meet code required slopes, cleanout spacing, venting requirements, and fixture connections based on applicable plumbing codes (e.g., IPC, UPC, local amendments)
- Ability to ensure coordinated routing of domestic water, sanitary, storm, vent, gas, and specialty piping with correct pipe sizes, slopes, invert elevations, and equipment tie-ins
- Ability to reference and apply fixture unit calculations, pipe sizing standards, and code mandated minimums during model development
- Ability to incorporate and verify routing clearances, maintenance access requirements, and code required separation between plumbing and other building systems
- Ability to ensure that roof drain, overflow, and storm piping models comply with roof drainage calculations, leader sizing, and manufacturer requirements
- Ability to identify and escalate code compliance gaps, routing conflicts, support issues, and constructability concerns identified during modeling
- Ability to lift and carry materials weighing up to 25 pounds on a frequent basis
- Ability to perform tasks involving physical labor, including lifting, pushing, pulling, and carrying materials, tools, or equipment
- Commitment to use of Personal Protective Equipment (PPE) when performing in the role
Desired Qualifications
- Associate degree, technical certificate, or trade school training in drafting, BIM, engineering technology, or construction (preferred over GED)
- Experience working on commercial, industrial, healthcare, or similarly complex mechanical projects (preferred context)
