Associate Director, Real Estate Development and Leasing

Job Summary
Develop and execute real estate strategies that optimize the value and performance of GTAA's airport and commercial real estate portfolio. Lead commercial leasing, business development, acquisition, and expansion initiatives while driving financial performance through portfolio management, budgeting, and forecasting. Evaluate, negotiate, and execute complex commercial real estate transactions, preparing business cases for Executive Leadership and Board-level review. Build strategic relationships with tenants, developers, investors, and government agencies to support long-term growth objectives. Lead and develop a high-performing team while establishing governance frameworks and monitoring market trends for investment strategies. This role requires 10+ years of experience in commercial real estate and 6+ years of leadership. A valid Ontario G Driver's Licence and Transportation Security Clearance are required.
Required Qualifications
- 10+ years of progressive experience in commercial real estate, real estate development, property management, airport real estate, or a similar complex asset management environment
- Demonstrated experience leading new business development, commercial negotiations, acquisitions, leasing, and revenue-generating initiatives
- 6+ years of leadership experience managing teams directly or leading cross-functional initiatives and stakeholders
- Strong financial acumen, including experience with business cases, budgeting, forecasting, portfolio performance management, and financial analysis
- Proven ability to build and maintain strong relationships with customers, tenants, developers, investors, and industry partners
- Strong negotiation, stakeholder management, and influencing skills, with the ability to operate effectively in a complex environment
- Excellent strategic thinking, problem-solving, and decision-making capabilities, with a focus on innovation and continuous improvement
- Strong communication and presentation skills, including experience preparing executive and Board-level materials
- A post-secondary degree in Real Estate, Business, Economics, Commerce, or a related field, or an equivalent combination of education and experience
- Demonstrated experience working in a customer-centric environment
- Possess a valid Ontario G Driver's Licence
- Ability to obtain and retain Transportation Security Clearance at the designated level for the position
