Job Summary
Assistant Service Manager responsible for overseeing property maintenance, make-ready, preventative maintenance, and rehabilitation projects for an apartment community, including grounds and pool duties. Key duties include responding to resident/management work orders, prioritizing with the Lead Maintenance Technician, repairing appliances, plumbing, HVAC/electrical systems, interior/exterior make-readies, performing safety inspections, conducting property safety audits, coordinating with Community Manager/Service Manager, and supporting special projects. Requires ability to manage multiple trades (plumbing, HVAC, electrical, carpentry), operate common maintenance tools, read/writing English, adhere to safety protocols, and flexibility to travel or work overtime as needed. Must be able to lift up to 50 pounds, work in varied environments, and maintain confidentiality and professional communication with residents and staff.
Required Qualifications
- High school diploma or equivalent
- Two (2) years of multi-family experience or equivalent combination of education, training and experience
- HVAC/Freon Recovery certification or ability to become certified within the first 6 months of employment
- Training in household repairs, plumbing and mold detection/resolution preferred
- Certified Apartment Maintenance Technician (CAMT) preferred
- Must have certifications/permits required by city or state to perform job responsibilities (i.e. pool operations)
- Ability to handle plumbing repairs, tile work, HVAC equipment, appliance repair, carpentry repairs, electrical repair and all facets of apartment make ready
