Assistant Property Manager

Job Summary
Coordinate tenant move-ins, move-outs, and renewals while enforcing rental agreements and resolving complaints. Conduct regular property inspections to ensure common areas are clean and well-maintained, then schedule repairs and oversee contractor bids for maintenance issues. Pull financial reports for senior management and handle utility vendor approvals and invoice discrepancies. Issue and replace keys, manage capital improvement communications, and ensure compliance with owner agreements and federal regulations. Travel 30% within Chicagoland to properties and work standard business hours with weekend availability for emergencies.
Required Qualifications
- Bachelor's degree in business administration, finance, real estate, construction management or vocational real estate training
- Must be available to work standard business hours
- Must have availability to handle requests as needed outside of normal business hours
- Ability to access emails on weekends and be available to resolve issues as needed
- Requires the ability to move within difficult conditions and different areas of properties
- Ability to use key cutting machine
- Able to lift up to 50lbs
- Must have a car and valid driver's license
- 30% travel, property to property, within Chicagoland area
Desired Qualifications
- Bachelor's degree in business administration, finance, real estate, construction management or vocational real estate training preferred
- Interest in gaining knowledge of applicable local, state, and federal laws and regulations
- Strong interpersonal and business communication skills
- Must be detail-oriented and a motivated self-starter
- Must have the ability to multi task and work independently
- Must have high level of organization and follow up skills
- Ability to handle large volume of emails and phone calls
- Ability to assess, communicate, manage and resolve conflict
- Ability to gather detailed information and communicate it effectively to the appropriate audience
- Knowledge of property management a plus
- Basic knowledge of building and general maintenance preferred
- Competence with and/or desire to learn and use systems/tools (Yardi, Excel)
- Computer proficiency in Microsoft Office (Excel, Word, Outlook)
