Job Summary
Collect rent, security deposits, and miscellaneous income while maintaining accurate documentation and following up with delinquent accounts daily. Manage the waitlist in collaboration with social services, process Tax Credit move-in and annual recertifications, and calculate resident income and assets per industry standards. Inspect units, prepare lease packages, conduct orientations, and submit certifications to DCHA. Enter work orders in Angus, track service progress, and handle maintenance requests. Assist with inspections and audits while ensuring compliance with Fair Housing laws and community rules. Monday through Friday, 8:00 am to 4:30 pm, plus one late shift weekly. Valid driver's license and vehicle required.
Required Qualifications
- High School Diploma or Associate's degree in related field (Business Administration, Real Estate, or Public Administration preferred)
- 1+ year of related work experience in Property Management
- Must possess and maintain a vehicle
- Must possess and maintain a valid driver's license
- Must possess and maintain an insurable driving record history
- Must be familiar with housing management
- Must be familiar with the Low-Income Housing Tax Credit Program
- Must be familiar with HUD
- Must be familiar with the Public Housing program/DCHA
- Must be familiar with Fair Housing laws
- Must possess strong organizational skills
- Must possess outstanding customer service
- Must demonstrate the ability to work as a critical member of a team
- Must be proficient with Microsoft Word
- Must be proficient with Microsoft Excel
- Must be self-motivated
- Must be detail-oriented
- Must be patient
- Must be able to calculate the income and assets in compliance with SOME and industry standards
- Must be able to assess charges
- Must be able to properly invoice residents for damages, late fees, and other miscellaneous charges
- Must be able to follow up with delinquent accounts daily
- Must be able to send notices for prepaid accounts
- Must be able to complete Tax Credit move-in certifications
- Must be able to complete Tax Credit recertifications
- Must be able to send reminder notices
- Must be able to inspect and show units
- Must be able to prepare lease package
- Must be able to perform lease orientations and signings
- Must be able to submit relevant documentation to DCHA
- Must be able to enter work orders in Angus
- Must be able to review and track progress of service orders
- Must be able to handle maintenance requests
- Must be able to prepare for inspections and audits
- Must be available for Monday - Friday, 8:00 am - 4:30 pm
- Must be available for (1) late shift per week (i.e. 10:30 am - 7:00 pm)
Desired Qualifications
- Associate's degree in related field (Business Administration, Real Estate, or Public Administration preferred)
- LIHTC (Low Income Housing Tax Credit) certification is preferred
- Onesite/Yardi proficiency preferred
