Job Summary
Generate and handle traffic by leasing apartments, qualifying prospects, conducting site tours, and completing move-in procedures. Develop and implement sales strategies to increase property traffic, exceed closing ratios, and achieve budgeted occupancy. Resolve resident issues and complaints while preparing lease documentation accurately and timely. Maintain thorough product knowledge of the property and major competition through site visits and surveys. Comply with all state, federal, and local laws relating to Fair Housing.
Required Qualifications
- Market rate leasing experience
- Proven track record for achieving sales and high occupancy
- Excellent telephone and personal sales skills
- Ability to respond to site visit or telephone inquiries
- Ability to conduct site tours
- Ability to effectively sell to prospects
- Ability to qualify prospects
- Ability to complete all related paperwork and activities to ensure a timely move-in
- Ability to work with the property manager to develop and implement sales and marketing strategies
- Ability to increase property traffic levels
- Ability to exceed closing ratios
- Ability to achieve and exceed budgeted occupancy percentages
- Thorough product knowledge of property
- Knowledge of major competition
- Ability to maintain product knowledge through site visits/tours and telephone surveys
- Ability to explain all lease documents to new and existing residents
- Ability to ensure all documents are completed prior to resident move in
- Ability to follow established policy and procedures in qualification, screening, and acceptance of applicants for residency
- Ability to respond to resident requests
- Ability to work with residents to minimize and resolve resident problems and complaints
- Ability to follow through to ensure issues are resolved
- Ability to comply with all state, federal, and/or local laws relating to Fair Housing
