Job Summary
Manage the assigned property by maintaining accurate resident records, processing rents and deposits daily, and inspecting move-ins, move-outs, and vacancies. Handle resident relations by accepting service requests, routing them to maintenance, and conducting weekly outreach marketing while staying current on local market trends. Assist the Community Manager with leasing duties, lease renewals, and report generation, ensuring all business complies with Fair Housing and other legal standards. Drive to inspect properties, visit the bank, and operate a golf cart as needed. Requires one year of property management experience and a valid driver's license.
Required Qualifications

- Must be able to maintain awareness of local market conditions and trends
- Must be able to conduct all business in accordance with Company Policies and Procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to apartments
- Must be able to maintain accurate resident records
- Must be able to update on daily basis all rents, deposits and application fees received
- Must be able to issue appropriate notices when necessary
- Must be able to deposit all monies prior to bank close each day
- Must be able to maintain positive customer relations attitude
- Must be able to physically inspect property when on grounds
- Must be able to pick up litter and report service needs
- Must be able to inspect move-ins, move-outs and vacancies
- Must be able to delegate inspections or inspect with resident all move-in/move-outs
- Must be able to be knowledgeable of all phases of leasing and resident retention
- Must be able to work with lease renewals each month
- Must be able to update required reports concerning move-out notices, activity, etc., on a daily basis
- Must be able to organize and file all applicable reports, leases and paperwork
- Must be able to process move-ins and move-outs
- Must be able to process all sure deposits
- Must be able to accept service requests from residents and route to maintenance
- Must be able to conduct service follow-up with resident when work is completed
- Must be able to work 40 hours per week that may include holidays or weekends
- Must be able to work indoors (66% to 100% of the time)
- Must be able to work outdoors (33% to 66% of the time)
- Must be able to handle occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc.
