Assistant Operations Manager

Job Summary

Conduct daily inspections of common areas, buildings, parking, and amenities to identify maintenance, safety, and cleanliness concerns. Coordinate repairs, monitor work orders, and manage vendor services while maintaining accurate inventories for operational equipment and emergency supplies. Serve as the primary liaison for the contracted security program by reviewing activity reports, coordinating incident follow-ups, and managing camera reviews and law enforcement assistance. Respond to tenant operational needs, support events and construction logistics, and oversee parking and traffic management. Participate in an on-call rotation for emergencies, severe weather, and high-traffic periods, documenting all actions and escalating significant risks to leadership.

Required Qualifications

  • Valid driver's license and acceptable driving record required when operating a company or property vehicle
  • Ability to stand, walk, and inspect the property for extended periods, including working outdoors in varying weather conditions
  • Ability to climb stairs and ladders and to bend, stoop, kneel, and access mechanical, rooftop, parking, loading, and back-of-house areas
  • Ability to occasionally lift, carry, push, or move up to 40 pounds, with or without reasonable accommodation
  • Ability to communicate by telephone, email, and two-way radio during normal and emergency operations
  • Availability for occasional evenings, weekends, holidays, after-hours emergencies, major events, and severe-weather response based on property needs

Desired Qualifications

  • Three or more years of progressively responsible experience in property operations, facilities management, security management, commercial property management, hospitality, construction, or a related field is preferred
  • Experience in a shopping center, lifestyle center, mixed-use development, hospitality environment, or other high-traffic commercial property is strongly preferred
  • Experience overseeing or coordinating contracted security, maintenance, janitorial, parking, landscaping, construction, or other third-party service providers is preferred
  • Experience developing procedures, conducting training, reviewing incident documentation, managing work orders, or monitoring vendor compliance is preferred
  • Working knowledge of commercial building maintenance, property operations, security operations and emergency preparedness
  • General understanding of HVAC, electrical, plumbing, building automation, and other commercial property systems and services
  • Strong organizational and project-management skills with the ability to manage multiple priorities and follow assignments through completion
  • Strong written and verbal communication skills and a service-oriented approach to working with tenants, guests, employees, contractors, and public-safety agencies
  • Ability to exercise discretion, protect confidential information, recognize operational risk, and make sound decisions during routine and emergency conditions
